The Hampton-Dumont School District’s collaboration with Emergent Architecture showcases an innovative approach to developing educational facilities. This project highlights the importance of trust, collaboration, and thoughtful design in creating community-focused solutions that provide long-term value.
The Hampton-Dumont CSD project consisted of three major phases. The first phase involved renovations to Southside Elementary School. These renovations were completed in two phases of mechanical upgrades throughout the entire school. The system design was particularly challenging due to restricted ceiling heights, tight timeframes (the work needed to be completed over the summer), and budget constraints. Modus Engineering partnered with us on the project to help source mechanical and electrical equipment that met the project requirements while also accommodating shorter lead times. Additionally, we worked with the school to explore creative ways to meet the timeline, including pre-purchasing mechanical equipment so it would be available when school was out for the summer.
Through close collaboration with Modus Engineering, we successfully replaced all mechanical systems, updated some finishes and casework, renovated the office into a secure entrance, added a parking lot and bus drop-off lane, and addressed water drainage issues around the site—all within budget. The project was completed successfully over two summers, ultimately under budget.
The first phase of the renovation was a public hard bid.
For phases two and the bond project, the school hired Larson Construction as the Construction Manager at Risk. Emergent and Larson have been working together for nearly two years on this project. The next phase involved master planning and enhancements at the high school. This included the construction of a new competition gym, science lab renovations, an art room, additional parking, an events lobby, locker rooms, and site and field enhancements. The master planning also included future planning for an auditorium, career and technical education renovations, and a culinary arts addition. This phase is currently under construction and is funded through SAVE dollars totaling $13.7 million.

The third phase included a $17 million bond issue to fund the projects outlined in the master plan.
Emergent Architecture, Modus Engineering, and Larson Construction worked seamlessly together throughout the project, from early design concepts to final construction. The close collaboration among all parties ensured cost-saving measures were implemented without compromising the integrity of the design. As a result, the project produced a functional and creative learning environment that meets the district’s needs.
Overall, the Hampton-Dumont School District project demonstrates how trust, collaboration, and innovative design can come together to create a transformative learning environment. By prioritizing the community’s needs and leveraging expertise across multiple disciplines, the project delivers a lasting positive impact on students and educators alike, all while maintaining a cost-effective approach and preserving the originality of the design.
