Project Overview
The 302 Main Street Building has become a defining presence in downtown Cedar Falls, Iowa, transforming a highly visible corner into a vibrant mixed-use building. Developed in collaboration with Eagle View Partners, the project balances contemporary architecture with the character and preservation requirements of Cedar Falls’ historic downtown district.
Emergent Architecture worked closely with the ownership team to create a building that would support economic growth, attract tenants, and contribute to the continued revitalization of Main Street. The result is a modern development that complements its surroundings while establishing a strong identity of its own.

Balancing Modern Design with Historic Context
Located in the heart of downtown Cedar Falls, the project required a thoughtful approach to architectural design. The building needed to respect the district’s historic character while providing the functionality and visual appeal expected in a modern commercial development.
The exterior creates a contemporary aesthetic that remains compatible with neighboring structures. Careful attention was given to building scale, material selection, and streetscape integration, ensuring the project contributes positively to the downtown experience.
Large storefront windows activate the street level and strengthen the connection between the building and the pedestrian environment, reinforcing the walkable character of the district.
Creating Flexible Commercial Space
The project began with the design and construction of the building shell, followed by the interior build-out for Lincoln Savings Bank. While the exterior established the building’s architectural presence, the interior was designed to support a modern workplace focused on collaboration, flexibility, and employee experience.
Open workspaces, private offices, meeting areas, and customer-facing environments were integrated into a cohesive layout that supports both operational efficiency and user comfort. Contemporary finishes, natural light, and thoughtfully planned circulation create a professional environment that serves employees and visitors alike.
The flexible design approach also positions the building to accommodate a variety of future commercial tenants, enhancing its long-term value and adaptability.
