Project Overview
Lifestyle Communities partnered with Emergent Architecture to expand its 55-plus cooperative lifestyle offerings in Des Moines with a vibrant, community-focused development at Ingersoll Avenue and 31st Street. The project includes a 138,000-square-foot cooperative residential building with 7,000 square feet of amenity space, a six-unit townhome building totaling 9,000 square feet, and a 14,000-square-foot mixed-use commercial building. The development brings retail, office, and housing together as part of a walkable, connected community. Designed in collaboration with the owner-selected general contractor through a design-build delivery approach, construction is scheduled to begin in early 2026.

Artessa on Ingersoll delivers a bold and sophisticated living experience for adults 55 and over. Rooted in the history of the neighborhood and energized by new walkable amenities, the project strengthens the Ingersoll corridor with both commercial activity and a vibrant residential community.
